Estimate your VA mortgage payment with the funding fee from VA's current table, the option to add it to the loan, taxes and insurance, and your cash to close.

What it does
VA-backed home loans need no down payment as long as the price isn't above the appraised value, and they have no private mortgage insurance (PMI). Instead most borrowers pay a one-time VA funding fee. This calculator picks the fee from VA's table, adds it to the loan if you choose, and builds the full monthly payment.
VA funding fee table (purchase and construction loans)
| Down payment | First use | After first use |
| Less than 5% | 2.15% | 3.3% |
| 5% or more | 1.5% | 1.5% |
| 10% or more | 1.25% | 1.25% |
These rates have applied since April 7, 2023. The fee is a percent of the loan amount. You don't pay it if you get VA compensation for a service-connected disability (or are eligible for it but get retirement or active-duty pay instead), get Dependency and Indemnity Compensation as a surviving spouse, have a pre-discharge rating issued before closing, or are on active duty with a Purple Heart.
How it's calculated
Base loan = price − down payment
Funding fee = base loan × fee %
Loan = base loan + fee (if financed)
Monthly payment = L × i ÷ (1 − (1 + i)−n) + tax ÷ 12 + insurance ÷ 12 + HOA
Worked example
A $400,000 home with nothing down on a first-use VA loan: the fee is 2.15% × $400,000 = $8,600. Added to the loan, you borrow $408,600. At 6.5% for 30 years, principal and interest is $2,582.63 a month. On second use the fee would be 3.3%, or $13,200. With 10% down it drops to 1.25% of $360,000, or $4,500.
Limitations
- The funding fee is the only cost you can add to a VA purchase loan. Other closing costs are paid at closing, though sellers can give credits.
- Cash-out refinances and IRRRLs have their own fees. See the VA IRRRL calculator.
- Your lender sets the rate and most closing costs. Check the Loan Estimate.
- Tax and insurance are your estimates. They change over time.

Questions people ask
How much is the VA funding fee?
For a purchase loan with less than 5% down it's 2.15% on first use and 3.3% after first use. With 5% down it's 1.5%, and with 10% down 1.25%, whatever the use.
Do VA loans have PMI?
No. VA-backed loans don't need private mortgage insurance, even with no down payment. The funding fee takes its place.
Can I roll the VA funding fee into the loan?
Yes. You can add it to the loan or pay it at closing. On a purchase loan it's the only cost you can finance.
Who doesn't pay the VA funding fee?
Veterans who get VA disability compensation (or are eligible for it), surviving spouses getting DIC, service members with a pre-discharge rating issued before closing, and active-duty members with a Purple Heart.
How do I estimate VA closing costs?
Enter your lender's closing costs in Other closing costs. Cash to close is your down payment plus those costs, plus the funding fee if you don't finance it. Sellers can pay some costs, and their concessions are capped at 4% of the home's reasonable value.
