How much income for a $250k mortgage?
A $250,000 loan with 20% down means a $312,500 home and $62,500 down. At 6.5% for 30 years, principal and interest is $1,580.17 a month. Property tax at 0.89% adds $231.77 and insurance (assumed $1,800 a year) adds $150.00, for a full payment of $1,961.94.
For that to be 28% of your monthly income, you need $7,006.93 a month, or $84,083 a year. $500 a month of other debt doesn't change that: at this income the 28% housing limit stays the tighter one until other debts pass about $561 a month. Above that, every extra $100 a month of debt adds $3,333 to the income needed.
