How much income for a $800k mortgage?

A $800,000 loan with 20% down means a $1,000,000 home and $200,000 down. At 6.5% for 30 years, principal and interest is $5,056.54 a month. Property tax at 0.89% adds $741.67 and insurance (assumed $1,800 a year) adds $150.00, for a full payment of $5,948.21.

For that to be 28% of your monthly income, you need $21,243.60 a month, or $254,923 a year. $500 a month of other debt doesn't change that: at this income the 28% housing limit stays the tighter one until other debts pass about $1,699 a month. Above that, every extra $100 a month of debt adds $3,333 to the income needed.

Income needed = 12 × max(payment ÷ 28%, (payment + other debts) ÷ 36%)

Limits

  • Lenders can approve more than 28/36. Fannie Mae allows total debt up to 36% on manually underwritten loans, and up to 45% or 50% in some cases.
  • With less than 20% down you'd also pay PMI, which raises the income needed.
  • Your county's tax rate and your insurance quote can move the payment by hundreds of dollars a month.
